Senior Day Porter

 

Position Summary

We are seeking a dedicated Senior Day Porter with expertise in building maintenance to join our team. The ideal candidate will have experience working in high-rise buildings and will be responsible for ensuring the cleanliness, safety, and overall maintenance of the property during daytime hours. Senior Day Porter will be assigned to duties such training and retraining on products and procedures, assistance with assigned responsibilities of other Day Porter team members, ensuring consistency, compliance, tenant, and customer satisfaction. Senior Day Porter will assist tracking supplies, maintain lists of inventory orders as necessary and be the point of contact, communicating with Property Management and assist with assigned Lead or Supervisor on behalf of the onsite Day Porter Team. Senior Day Porter will work under the direct supervision of the Property Manager of the assigned building and report to the Supervisor of Day Porters.

Key Areas of Responsibility

  • Conduct routine facility walk-throughs and report findings to appropriate personnel, including direct or onsite property manager and/or maintenance staff as applicable
  • Monitor inventory of cleaning supplies, tools and equipment, reporting any needs to onsite property manager or direct report for ordering
  • Review work order metrics and Key Performance Indicator (KPI) reports for assigned location(s), including completion of work and response time, and follow up with employees accordingly
  • Clean and sanitize designated areas such as restrooms, lobbies, offices, and common areas in accordance with the established standards and guidelines at assigned location(s)
  • Conduct on-the-job employee training for new and existing janitorial team members
  • Respond to, prioritize and complete property manager and/or tenant work order requests via work order management system at assigned location(s), doing so promptly, and professionally ensuring high levels of customer satisfaction
  • Sweep, mop, vacuum, and/or scrub floors using appropriate equipment and cleaning solutions
  • Empty trash and recycling containers in both interior and exterior areas of assigned location(s), transporting waste to designated disposal areas
  • Clean and polish windows, glass partitions, and mirrors in designated areas
  • Replenish supplies such as soap, paper towels, and toilet paper in restrooms and other designated areas
  • Attend and complete required mandatory meetings and trainings as directed by management
  • Inform appropriate personnel of any identified maintenance issues such as leaks, electrical issues, heating or ventilation outages, etc.
  • Assist in light maintenance tasks as needed such as unclogging toilets, painting, changing filters, tightening screws, and replacing light bulbs and batteries, etc.
  • Use and operation of cleaning equipment and machinery such as power washer, floor scrubber, vacuum, etc.
  • Advise supervisor and property manager of any identified nonconformances and provide possible solutions for corrections, making changes or corrections as required
  • Apply operation and maintenance standards outlined in departmental policy and procedure manual to ensure safety, efficiency and operational longevity
  • Comply with all applicable codes, regulations, and company directives as it relates to building operations to maintain a safe working environment
  • Additional duties and team support as needed

Education, Experience and Skills Required

  • High Scool Deiploma or Equivalent preferred
  • Minimum three (3) years’ experience in janitorial services; experience in commercial environment preferred
  • Knowledge of commercial grade chemicals, supplies and equipment
  • Experience using CMMS software such as MRI Work speed, Sage, etc. preferred
  • Attention to detail and ability to prioritize tasks and manage time effectively
  • Proficient in the use of technological equipment and software such as Outlook, cellular devices, computers, etc.
  • Strong written and verbal communication skills, with the ability to work independently or in a team environment

Physical Demand Requirements

  • Ability to utilize full range of manual dexterity such as sitting, squatting, bending, crawling, kneeling, lifting, climbing, walking, and manipulating tools with limbs extended
  • Lifting up to 50 pounds

Travel Requirements

  • Travel as required up to 50% for Senior Day Porters assigned to multiple locations
  • Valid Driver License required for Senior Day Porters assigned to multiple locations
