First Class Lead Building Engineer

Purpose:
The Lead Building Engineer is responsible for the operation, maintenance, and repair of HVAC, MEP (Mechanical, Electrical, Plumbing) systems, ensuring optimal performance of the building's equipment. The individual in this role will coordinate with the Chief Engineer, Property Manager, and other team members to provide top-tier building services while maintaining tenant relations and adhering to safety and environmental regulations. Union role leading two 1st class engineers and 1 apprentice. 

 


Key Areas of Responsibilities:

  • Coordination & Supervision:
    Coordinate, oversee, and participate in the successful completion of duties assigned to the Engineering group as directed by the Chief Engineer and Property Manager.

  • Task Prioritization:
    Prioritize tasks assigned to the Engineering group, making necessary adjustments to ensure the timely completion of responsibilities.

  • Equipment Operation:
    Operate and maintain HVAC and MEP equipment under the guidance of the Chief Engineer and Property Manager to ensure proper building functions.

  • System Maintenance:
    Ensure the appearance and functionality of all MEP systems remain at a superior level.

  • Tenant Relations:
    Develop and maintain positive tenant relations through prompt and courteous responses to requests.

  • Professional Representation:
    Always represent the company in a professional, moral, and ethical manner while maintaining a neat appearance in the designated uniform.

  • Emergency Response:
    Respond immediately and effectively in emergency situations, including fire, evacuations, and equipment failures.

  • Regulatory Compliance:
    Comply with all local, state, and federal safety and environmental laws, codes, standards, and regulations.

  • Inventory Management:
    Maintain an inventory of parts and supplies necessary for continuous site operation.

  • Water Treatment Oversight:
    Oversee the water treatment vendor and perform chemical analysis, ensuring proper chemical levels in heating and cooling systems. Report abnormalities to the Chief Engineer.

  • Preventive Maintenance:
    Perform preventive maintenance and repairs on mechanical equipment, including pumps, chillers, boilers, air compressors, air handling units, and more as directed by the Chief Engineer.

  • Record Keeping:
    Maintain accurate plant logs and files, including chemical usage, operating logs, and equipment inspections.

  • System Adjustments:
    Make necessary adjustments to HVAC and MEP equipment to maintain comfort levels within guidelines set by the Chief Engineer.

  • Electrical & Plumbing Repairs:
    Perform preventive maintenance, repairs, and installations on electrical and plumbing systems, including motors, lighting, restroom fixtures, and tenant equipment.

  • Architectural Maintenance:
    Maintain and repair architectural systems, including locks, doors, restroom partitions, and more.

  • Team Collaboration:
    Work effectively as part of a team with all employees of the management staff.

  • Work Order Management:
    Prioritize and complete assigned work orders using the CMMS work order tracking system.

  • Daily Coordination:
    Communicate daily with the Property Manager regarding maintenance issues, work orders, budgets, and tenant relationships.

  • Inspections:
    Perform daily inspections of building mechanical and life safety equipment, ensuring proper operation.

  • Staff Coordination:
    Coordinate and communicate with janitorial and Day Porter staff as necessary.

  • Policy Compliance:
    Adhere to all company policies and procedures.

  • Incident Reporting:
    Compose written reports on property occurrences and incidents as needed.

  • Training & Development:
    Assist in training and developing fellow engineers and maintenance technicians.

  • Facility Upkeep:
    Clean and paint equipment and designated areas as assigned by the Chief Engineer.

  • Additional Duties:
    Perform additional responsibilities as delegated by the Chief Engineer, Property Manager, and Engineering Manager.

Education, Experience and Skills Required:

  • Minimum 5 years of experience as a building engineer.
  • City of Detroit High-Pressure Boiler Operator License (3rd Class Stationary Engineer License preferred).
  • City of Detroit First-Class Refrigeration Operator License.
  • EPA 608 Universal Certification.
  • Proficient with CMMS software (e.g., 360 Facility) and test equipment (e.g., multi-meters, airflow devices).
  • Strong knowledge of electrical, pneumatic, and mechanical control devices and BAS systems.
  • Ability to read blueprints, schematics, and shop manuals.
  • Strong communication skills and ability to interact positively with tenants, co-workers, and contractors.

Physical Demand Requirements:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the Lead Building Engineer.

  • Must be physically able to climb, lift 50 lbs., and work in various environments.
  • Ability to work standing all day
  • Ability to access remote and confined areas such as crawl spaces, roofs, service ladders, stairways, equipment enclosures, etc.
  • Normal use of sight, smell, touch, and hearing senses
  • Ability to utilize full range of manual dexterity such as sitting, squatting, bending, crawling, kneeling, lifting, walking, and manipulating tools with limbs extended
