Chief Engineer
Position Summary:
The Chief Engineer provides oversight, direction, and coordination for facility operations and maintenance activities. Supervise and coordinate work activities of facility services personnel at assigned locations; typically, within a defined region that will be comprised of multiple buildings and engineering team members. Plans and organizes routine and emergency maintenance to ensure the continuous, safe, efficient operation of all building systems and all physical aspects at each assigned property.
Essential Functions of Chief Engineer:
- Supervise and lead building engineering staff within assigned region to include training, performance reviews, disciplinary action, work allocation, problem resolution and technical support for day to day operations.
- Work with property management and responsible engineers on capital planning and annual operating budget development, ensuring all work is completed timely and as budgeted.
- Monitor and ensure engineers are performing work per current maintenance and engineering policy & procedures and conduct annual engineering audit to measure and document the effectiveness.
- Ensure that all assigned locations maintain compliance with established SLA metrics in the CMMS workorder system and provide reporting as required to document.
- Ensure that all requirements for preventive maintenance programs for assigned locations are kept updated in the CMMS system and provide required reporting to document the staff’s completion of all work.
- Lead and work with designated building engineers to maintain Energy Star benchmarking and achieve energy star certification where obtainable.
- Responsible for monitoring and assessing hazardous and unsafe situations and developing measures to assure personnel safety.
- Manage and coordinate work activities of contractors & outside vendors, assist with isolation of building systems as necessary, and monitor workmanship to ensure adherence to contracts.
- Develop specifications and utilize the RFP process for repairs and equipment upgrades as required.
- Respond immediately and effectively to ensure building occupant safety in all emergency situations including fire, flood, evacuations and equipment failure.
- Daily coordination and communications with property managers regarding maintenance issues, work orders, budgets and tenant and staff relationships.
- Be available weekends and after hours for scheduled and emergency maintenance functions.
- Comply with all applicable codes, regulations, and company directives as relates to building operations and practice safe work habits.
- Be courteous, neat, clean, and in proper uniform; always representing the Company in a professional, moral, and ethical manner.
Qualifications and Required Experience of Chief Engineer:
- Must have minimum of 7 years of commercial HVAC experience with progressive roles in supervision of employees and facility operations across multiple locations.
- Must be proficient in the use of a personal computer and competent in report building utilizing Microsoft office software such as Word, Excel, and PowerPoint.
- Must have working knowledge of CMMS software such as Workspeed.
- Recruit, hire, motivate, coach, counsel, train staff as needed.
- Experience with pneumatic & DDC controllers and computerized building automation systems.
- Demonstrated project management skills.
- Ability to communicate effectively, both verbal and written.
- Ability to interact with co-workers, tenants, contractors, and the general public in a positive and professional manner.
- Ability to investigate and analyze information and solve problems.
- Must possess a valid driver’s license with minimal violations as traveling is required between buildings in assigned region.

Position Summary:
Maintain multiple commercial landscape sites under the guidance of an Operations Manager and/or Crew Lead. Responsible for the cultivation and care of the landscaping and grounds surrounding a business or building. Perform various landscaping/grounds care functions; such as mowing, trimming, pruning and bed care.

Qualifications and Required Experience of Regional Director Facility Management:

Staff Accountant (Accounts Receivable) Position Summary
The Staff Accountant (Accounts Receivable) reports to the Assistant Controller and is responsible for providing Accounts Receivable invoicing and collections, general ledger reconciliation, and other accounting and administrative services. The Staff Accountant (Accounts Receivable) will support our Technical Services Department, which includes HVAC, Plumbing, and Construction Services. Providing these services in an effective and efficient manner will ensure that the monthly financial statements are accurate and up to date, and that customer invoices are paid within established time limits, thus maximizing cash flow.
Required Experience for Staff Accountant (Accounts Receivable):
- Bachelor’s Degree in Accounting is highly preferred; a combination of experience and coursework completed will be accepted in lieu of a degree
- 1 year of Accounts Receivable experience and/or 2-3 years of General Ledger, Job Cost and month end close experience is required.
- Financial reporting experience is a plus.
- Experience working in the following industries are a plus: HVAC, Plumbing, Construction, Landscaping, and Snow Removal.
- Experience with construction accounting, sworn statements, and lien waivers a plus.
- Self-motivated team player with excellent written and verbal communication skills along with the ability to work independently, handle multiple projects, meet deadlines, be detail oriented and apply sound business judgment.

Primary Responsibilities for Staff Accountant (Accounts Receivable):
Accounts Receivable:
- Perform customer invoicing functions for our Technical Services Department, made up of HVAC, Plumbing, and Construction services.
- Perform invoicing tasks using various modules of the Sage 300 accounting system, including Service Management, Billing, Contracts, and Accounts Receivable.
- Perform review of daily work orders in Service Management and perform customer invoicing on reviewed work orders. Manage work order statuses to ensure 72-hour billing time metric is maintained.
- Perform accounts receivable collections activities for all business units, including: calling clients, preparing collection letters, entering lien info, and documenting correspondence.
- Routinely follow up with clients to ensure that we are exceeding customer invoicing expectations.
- Prepare and distribute customer statements on a monthly basis.
- Apply customer cash receipts to open invoices in AR ledger.
- Create graphs, trends, and charts to track and monitor accounts receivable balances.

- Setup Technical Services Jobs and Contracts in Sage 300.

HVAC Technician II Position Summary
The HVAC Technician II performs assignments related to the installation, trouble shooting, repair, alteration and maintenance of facility systems. Systems include but are not limited to HVAC, plumbing, mechanical and electrical.
Required Experience for HVAC Technician II:
- Must have minimum of 7 years of experience in the service and repair of commercial HVAC equipment including but not limited to packaged rooftop equipment, split systems, air handlers, condensers, pumps, boilers, fans, cooling towers, lighting systems, VFDs etc.
- Proven prior experience as a Service Technician and the ability to solve the more “high level” technical problems, including but not limited to; larger tonnage & capacity HVAC equipment (chilled water, DX, hot water, steam), complex systems, automated controls, energy efficient operations, mission critical systems, etc.
- Must be proficient in the use of a personal computer, handheld communication device and have knowledge of CMMS software.
- Possess competent knowledge on the methods, tools, and equipment used in the maintenance, repair, and troubleshooting of HVAC, plumbing, and electrical equipment.
- Able to read blueprints and schematics to aid in troubleshooting analysis.
- EPA 608 Universal Certification required.
- Must obtain the R-410A certification within 90 days.

HVAC Technician I Position Summary
Under indirect supervision, the HVAC Technician I provides assistance, and performs independently, on assignments related to the installation, troubleshooting, repair, alteration and maintenance of facility systems. Systems include but are not limited to HVAC, plumbing, mechanical and electrical.
Required Experience for HVAC Technician I:
- Must have minimum of 5 years of experience in the service and repair of commercial HVAC equipment including but not limited to packaged rooftop equipment, split systems, air handlers, condensers, pumps, boilers, fans, cooling towers, lighting systems, VFDs etc.
- Proven prior experience as a Service or Maintenance Technician and the ability respond to service requests and solve technical problems, including but not limited to; HVAC equipment (chilled water, DX, hot water, steam), complex building systems, automated controls, energy efficient operations, mission critical systems, etc.
- Must be proficient in the use of a personal computer, handheld communication device and have knowledge of CMMS software.
- Possess competent knowledge on the methods, tools, and equipment used in the maintenance, repair, and troubleshooting of HVAC, plumbing, and electrical equipment.
- Able to read blueprints and schematics to aid in troubleshooting analysis.
- EPA 608 Universal Certification required.
- Must obtain the R-410A certification within 90 days.
- Experience with pneumatic & DDC controls, and computerized building automation system controls.
- Must be a professional with strong organizational, communication, planning, and interpersonal skills.
- 10-hour OSHA Certification desired, other documented proof of safety training is acceptable.
- A local and/or state boiler and refrigeration license is desired.
- Must possess a valid driver’s license.
- Physical requirements include climbing, stooping, and frequently lifting 50 pounds or more.
- Ability to safely install and operate rigging and lifting devices.
Primary Responsibilities for HVAC Technician I:
- Assist team members and will occasionally work independently and must be proficient at installing, maintaining, troubleshooting and repairing HVAC, plumbing, and electrical equipment at various locations as assigned and as dispatched.
- Assist and/or perform inspections and conduct periodic general preventive maintenance on the building mechanical, electrical, and plumbing systems.
- This involves normal lubrication, adjustment, cleaning, water treatment, and periodic testing of all building systems and equipment including but not limited to; chillers, cooling towers, pumps, air handling units, boilers, VAV boxes, variable frequency drives, water heaters and air compressors, etc.
- Fill out daily equipment logs and perform visual inspections of all building mechanical and life safety equipment to ensure normal operation.
- Identify and makes recommendations for building improvements to increase energy efficiency, dependability, and performance.
- Be courteous, neat, clean, and in proper uniform; always representing the Company in a professional, moral, and ethical manner.
- Maintain, operate, and secure a company issued vehicle in accordance with Company rules.
- Report daily activities via web based CMMS work order tracking system.
- Identify and procure materials required for projects and troubleshoot technical issues in a timely and cost effective manner.
- Respond immediately to emergency situations including fire, evacuations and equipment failure.
- Coordinate and follow up with customer regarding any maintenance issues, work orders, or scheduled shut down of equipment for repairs or replacement.
- Establish & maintain effective working relationships with customers, co-workers, and suppliers.
- Available for after-hours scheduled and for emergency maintenance and repair functions.
